Contractor accommodation in Ireland

So what's the best accommodation for contractors and project teams in Ireland? It depends less on the nightly rate than most people expect. Site managers, procurement leads and facilities teams usually get caught out by what happens after check-in: the missed key handover, the boiler that fails in week three, the cleaner who doesn't turn up. This guide compares four routes against the same criteria, so you can pick one and defend the choice.

The four options for contractor accommodation in Ireland

  • Hotels: flexible and familiar, with daily housekeeping.
  • Managed contractor accommodation: furnished homes or apartments run by one operator, with one contact and one invoice.
  • Self-catering rentals: multi-bedroom houses booked individually.
  • DIY booking: mixing platforms and landlords yourself.

We've scored them on cost predictability, admin burden, team suitability, compliance readiness and flexibility. Here's how they compare, in the order hotel, managed, self-catering, DIY:

  • Cost over 4+ weeks: highest; mid and predictable; mid and variable; unpredictable.
  • Admin burden: low; low; medium; high.
  • Cooking and laundry: limited; yes; yes; varies.
  • Consistency across a team: high; high; medium; low.
  • Extensions: easy, at rack rate; usually arranged with one contact; depends on the owner; depends on each owner.
  • Main risk: cost creep; choosing an operator without clear service terms; owner responsiveness; fragmented standards.

What does contractor accommodation really cost?

Published ranges vary a lot. CityStays, a managed provider, states €35 to €90 per person per night on its own blog, and claims €37,800 in savings against hotels for 10 workers over six weeks. Treat both as provider-published figures, not independent data. They're useful for structure (location, team size, stay length), but you should test them with your own quotes.

Our view: hotels tend to win on a short stay and lose on a long one. Self-catering gives you a kitchen, laundry and shared space, which cuts daily spend on food. Our own self-catering vs hotel breakdown covers the hidden hotel fees in more detail.

Hidden costs that distort the comparison

Check each quote for:

  • Parking and overnight vehicle access
  • Cleaning and turnover charges
  • Utilities and Wi-Fi caps
  • Linen and laundry handling
  • Admin time spent chasing multiple suppliers
  • Fees for date changes or late cancellations

To compare fairly, send every provider the same brief: dates, headcount, bedroom split, cleaning frequency, linen changes and extension terms. Otherwise you're comparing different products.

How smooth is day-to-day life on a project?

This is where the options split apart.

Check-in. Hotels have a front desk. Managed operators should offer verified check-in and a named contact. DIY means a different key process per property, and your supervisor usually becomes the troubleshooter.

Cleaning. Hotels clean daily. Managed and self-catering stays need an agreed mid-stay cleaning schedule, and it should be written into the quote. With DIY, cleaning rules differ per owner.

Maintenance. Ask who calls the trades and how fast they respond. A managed operator with coordinated trades can fix a fault without you arranging it. An individual landlord may be excellent or unreachable.

Logistics. Several scattered properties mean several commutes. Clustered homes near site cut travel time and make crew briefings easier.

Compliance and safety: what should you check?

Employers who house workers carry reputational and, in some cases, legal exposure if the accommodation is unsafe. Irish requirements for rented homes sit in the Housing (Standards for Rented Houses) Regulations 2019, and fire safety duties for people in control of premises come under the Fire Services Acts 1981 and 2003. Short-term letting rules are also tightening, so ask each provider whether they're registered where required. Your legal adviser should confirm what applies to your arrangement.

A practical checklist:

  • Working smoke and heat detection, and a clear escape route
  • Heating, hot water, cooking and washing facilities that work
  • Beds and bedrooms suited to your headcount
  • A documented cleaning and hygiene routine
  • A written escalation route for faults, with response times

Ask for these in writing. A confident provider won't hesitate.

Which option suits which team?

Small team (2 to 6) for 1 to 2 weeks

A hotel or a single multi-bedroom rental works. Admin is light and a minimum stay won't bite.

Medium team (7 to 20) for 4 to 10 weeks

This is where consistency matters. Managed accommodation usually wins on total cost of occupancy and admin. Hotels get expensive, and DIY multiplies your supplier list. If you're pricing contractor accommodation for 10 workers or for 20, ask about bedroom splits and clustering first.

Large crews or multiple shifts (20+)

Clustered properties under one operator are the main way to keep logistics manageable. Splitting across many DIY landlords is where things go wrong.

Extensions and rolling bookings

Hotels extend easily but at the going rate. Managed operators can often extend through one contact. DIY depends on each owner's calendar, so you can end up relocating half a crew mid-project.

Where DIY booking burns teams

DIY can be cheap and perfectly fine for a short job. The failure modes show up over longer stays: photos that flatter the property, house rules that differ by listing, messages scattered across apps, slow repairs and unpredictable cleaning.

Before you book, verify:

  • The legal right to host a group, and the number of permitted occupants
  • Fire detection and exits
  • Who handles faults and how quickly
  • Cleaning, linen and bin arrangements
  • Cancellation and extension terms in writing

Managed accommodation fixes this by consolidating the messages, housekeeping and maintenance into one relationship.

A quick scorecard for procurement

Weight each criterion out of 100, score each option 1 to 5, then multiply. Suggested weights:

  • Cost predictability: 25
  • Operations (check-in, cleaning, maintenance): 25
  • Compliance and safety: 20
  • Team suitability: 15
  • Flexibility: 15

For an eight-week crew of 12, you'd probably score managed accommodation highest on operations and predictability, and hotels highest on flexibility. Shortlist two options, send identical briefs, then score the replies, not the brochures.

Which should you choose?

  • Managed accommodation is the best fit for most multi-week projects. Sos Stays offers corporate and workforce accommodation across Louth, Clare, Wexford and Wicklow. The homes are furnished, booked by the week or month, with one invoice and one point of contact. Ask for the cleaning schedule, maintenance process and check-in method in writing. Our guide to contractor workforce accommodation in Ireland explains what to look for.
  • Hotels suit short, uncertain jobs. If dates may shift in days, pay for the flexibility.
  • Self-catering works for small teams on a budget. Verify the owner's responsiveness before you commit.
  • DIY is for confident, low-stakes jobs. If you go this way, use the risk checklist above.

FAQ

Questions worth answering

Is contractor accommodation cheaper than hotels?
Usually, for stays beyond a couple of weeks, once you count meals, laundry and parking. Get like-for-like quotes to confirm.
What about mid-stay cleaning?
It isn't automatic. Agree the frequency and linen changes in advance.
Can we extend a booking?
Often, but only if the calendar allows. Ask about extension terms before you book.
How do we handle keys and access?
Ask for a defined check-in process and a named contact, not a key hidden somewhere.
What should the quote brief include?
Dates, headcount, bedroom split, location constraints, parking, cleaning cadence, linen, Wi-Fi and extension terms.
What does "managed" mean in practice?
A single point of contact, verified arrivals, coordinated cleaning, and maintenance callouts handled for you.
