How much more can I really earn — and is that number realistic?

The estimates above are based on three real, measurable levers: occupancy uplift from active management and dynamic pricing, rate uplift from daily automated pricing adjustments, and channel revenue from listing on multiple platforms simultaneously. Most self-managed Irish properties we assess are leaving 25–55% on the table — primarily because they're on one platform with a fixed nightly rate. After our commission, most owners see a net income increase of 20–40%. These are conservative estimates; actual results vary by property, season, and location.

What exactly is dynamic pricing and why does it make such a difference?

Dynamic pricing means your nightly rate adjusts automatically — every day — based on real-time demand data: how far ahead the booking is, local events, competitor availability, and seasonal patterns. We use PriceLabs, the most widely used dynamic pricing tool in the Irish STR market. Properties managed with dynamic pricing typically earn 15–25% more per night on average compared to flat-rate listings, because they capture premium prices when demand is high and fill gaps with competitive rates during quieter periods rather than sitting empty.

Do I lose control of my property if Sos Stays manages it?

Not at all. You retain full ownership. Through your real-time owner portal you can see every booking, all revenue, and guest details at any time. You block dates for personal use whenever you like. Any maintenance spend above €150 requires your approval before we proceed. You receive a full monthly financial statement and bank transfer of net income. Our management agreement gives you a 60-day exit after the initial 12-month term — you are never locked in permanently.

What does Sos Stays actually do for the commission?

Everything. Listing creation and professional photography coordination, daily dynamic pricing, all guest communications from enquiry to checkout, cleaning and turnover scheduling, maintenance coordination (with your approval above €150), review management and responses, multi-platform calendar sync, monthly owner statements with net income bank transfer, and Fáilte Ireland compliance guidance. There is no setup fee, no monthly retainer, and no charge during void periods. We only earn when your property earns.

Why does being on multiple platforms make such a difference?

Airbnb, Booking.com and Vrbo have different audiences — different countries, demographics, and booking patterns. Airbnb skews toward leisure travellers booking weeks ahead; Booking.com captures more last-minute bookings and business travellers; Vrbo performs strongly for family and group stays. Being on one platform means you're invisible to the guests on the other two. For properties in the Louth–Meath–Newry corridor, where a significant share of guests come from the UK, Northern Ireland and mainland Europe, Booking.com reach is particularly valuable. Our channel manager syncs calendars in real time so there's never a double-booking risk.

How quickly can my property be live and earning?

From signing your management agreement to your first live booking is typically 2–3 weeks. Week 1: photography, smart lock installation, listing creation across platforms, pricing configuration. Week 2: listings go live, first bookings start arriving. Week 3: first guests check in. We move fast because every week your property isn't listed is revenue lost — for both of us.

What about the Fáilte Ireland Short-Term Letting Register — do I need to worry about that?

The Fáilte Ireland STL Register opens 1 December 2026 with a deadline of 31 December 2026 for all operators to register. Every host offering stays of 21 nights or less must register their property and display a registration number on all listings. Critically, each owner must personally self-register — a property manager cannot do it for you. Sos Stays guides all our owners through this process: we advise on planning compliance, prepare you for the registration, and chase you with reminders as the deadline approaches. This is included in our management service.

Does Sos Stays work with B&Bs and guesthouses, not just Airbnb properties?

Yes. We work with B&Bs and guesthouses, traditional self-catering holiday cottages, standard residential properties used for short-term letting, and Airbnb superhosts looking to hand over the operational side while keeping their listing. B&B owners are often among our best-fit clients — they already have the hospitality experience and the right property; they just lack the digital distribution, dynamic pricing, and time to manage the operational details at scale.
